What is sealcoating?
It is a process very similar to house painting. Your asphalt driveway may become weak due to sun exposure, oil spills or heavy traffic. The process of sealcoating includes applying a coal tar emulsion or asphalt to help protect it from these damaging elements.
What does sealcoating do?
Sealcoating acts like a protective shield and covers surface voids. When you sealcoat your driveway the exposure to UV rays and oxygen reduces the possibility of gas or oil penetrating your asphalt. It is also a great waterproofing material.What is the best temperature to sealcoat a driveway?
Sealcoating should be done at temperatures starting at 10 degrees Celsius and rising. When done in colder temperatures than this, the sealcoat may not adhere to the asphalt properly.

How often should asphalt be sealed?
Sealcoating should be done every 3 – 5 years depending on weather conditions and the amount of use your asphalt surface gets.

How long does it take for sealcoat to dry?
During the warmer months the drying time can take 3 hours or less and 8 hours or more during the cooler months.

Why should I sealcoat?
This is a very effective method of maintaining your asphalt product since it slows down the effects of UV light, oxidation, and provides a barrier against petroleum and other harmful elements.

How long until I can drive and park on the fresh sealcoat?
It is recommended that you wait for a minimum of 1 – 2 days before using the driveway. This may decrease or increase depending on the weather and the amount of shade that is covering your driveway.

What type of prep work is required prior to sealing?
Besides repairs and any crack filling, the surface will need to be clean and free of oils. We will eradicate weeds, but the client will be responsible for edging lawns, borders, etc.

When I park on my driveway, why do tire marks appear?
The sealcoating material takes time to cure. As this is the case, tire marks would sometimes appear after it has been applied. This normally disappears after 1 to 2 weeks once it completely cures.

When is the best time to sealcoat?
Sealcoating is best done during summer months. However the spring and fall often have days warm enough for sealcoating.

Is sealing cracks cost effective?
Definitely. Proper crack repair conducted may double the life of your pavement.

When should I seal cracks?
It is best to have them sealed immediately. If left unsealed, moisture will penetrate, weakening the pavement and the sub-base causing further deterioration in the asphalt.

When should I not consider sealcoating?
We should remember that sealcoating is a cosmetic process and not a way of structural repair. If your payment requires crack sealing or patching, these should be done prior to seal coating.

What will the finished product look like?
Once completed, your asphalt will have a uniform black color. The change is quite dramatic, and curb appeal skyrockets (without breaking the bank).
