Snow in Vancouver is rare, until it isn’t. Then the whole region slows down at once. Burnaby Blacktop provides snow removal services in Vancouver and across the Lower Mainland for strata councils, property managers and businesses that need their lots, ramps and sidewalks safe. We handle commercial snow removal and strata snow removal, from the North Shore to the Fraser Valley.
With equipment yards in Richmond and Burnaby, our winter crews are on call 24 hours a day, 7 days a week. We own every truck and plow, we never subcontract, and we’ve won the Consumer’s Choice Award for Best Snow Removal and Paving Contractor in Vancouver 9+ years in a row.
How a snow day works
You shouldn’t have to watch the forecast. That’s our job. Here’s how we run winter:
Every day, all winter. Plans change as the forecast changes.
We get alerts when temperatures are set to drop below freezing, or when flurries or a storm are on the way.
Usually after 6 p.m., so the ice never gets a head start on your morning.
Our crews follow a set route of signed-up properties, rotated so it stays fair. Mid-storm calls are added to the end of the line.
Day or night. If snow keeps falling, we keep coming back.
Many cities give you until 10 a.m. We aim to beat that, weather permitting.

Stay open. Stay safe. We clear the way.
24/7 Dispatch. Real-Time Monitoring.
What's included
Parking lots, drive aisles, loading bays and strata lanes, cleared with our own trucks.
Rock salt overnight before the freeze, and pet-friendly de-icer on concrete.
Walkways, stairs, ramps and the public sidewalk your city's bylaw covers.
When piles start eating parking stalls or blocking sightlines, we take them away.
Managing a strata? See our strata snow removal plans for common areas and parkade entrances. Running a retail plaza, office or warehouse? Our commercial snow removal works around your hours and deliveries.
This is what a Burnaby Blacktop snow night looks like: our own trucks, our own plows, our own crews, clearing lots and sidewalks while the city sleeps.
From commercial lots and retail parking to strata driveways and walkways, our snow removal services in Vancouver and the Lower Mainland keep properties open and safe.
How pricing works
No one-size-fits-all season pass. We set up the agreement around your site and how you like to budget. Estimates come back the same day:
You pay for the time our crew and equipment spend clearing your site. Simple, and it follows the weather: light snow, short visit.
A set price for each salting, so freeze nights are easy to budget, plus hourly plowing when real snow arrives.
For hospitals and other critical sites. A specialized agreement with guaranteed response times, priced to match that commitment.
Every estimate is built for your property: its size, slopes, entrances and how much walking surface needs salt. For more complex sites, we do a site visit first. Curious about the numbers? Read what affects the price of snow removal.
The bylaw clock
Many Metro Vancouver cities, including Vancouver, Burnaby and Richmond, make property owners clear the sidewalks around their property by 10 a.m. In Vancouver, the fine is $250, and up to $750 if snow and ice stay for more than 24 hours. Stratas and businesses are on the hook just like homeowners.
9 A.M.
That’s our goal for clear sidewalks on your property, an hour ahead of the usual bylaw deadline. We can’t control the sky, so if snow keeps falling through the day, our crews keep responding until it stops.
Why property managers choose us
With equipment yards in Richmond and Burnaby, our winter crews are on call 24 hours a day, 7 days a week.
We pave lots all year, so we know what's under the snow, and we clear it without damaging what you paid for.

Where we work
Our main winter service area covers most of Metro Vancouver. Pick your city for local details, bylaws and neighbourhoods:
We also service Abbotsford and Aldergrove, our furthest stops. Not sure if we reach you? Ask us.
Before the first freeze
Send us the address, roughly how big the lot is, and a photo if you have one. Tell us the spot that worries you most: a ramp, a north-facing staircase, the corner where the drain backs up.
You’ll get an estimate the same day. Sign up at the start of the season and your property goes on our route, so when the alerts start, we take it from there.
We got the answers!
Snow removal is billed hourly, for the time our crew and equipment spend on your site. Many clients prefer a fixed rate for each salting plus hourly plowing, so freeze nights are easy to budget. Every quote is built around your property’s size, slopes and walking surfaces.
Not flat-rate seasonal ones. Our agreements are hourly, or a fixed rate for salting with hourly snow removal. That way you pay for the winter you actually get, not a guess made in October.
For standard agreements, no. Timing depends on how much snow falls and when. Our goal is to have properties, especially sidewalks, clear by 9 a.m. For hospitals and other critical facilities, we can set up a specialized agreement with guaranteed response times.
Salting is mostly done overnight, usually after 6 p.m., so surfaces are treated before the morning freeze. Plowing happens whenever snow falls, day or night. If snow keeps coming, our crews keep responding.
We check the forecast three times a day and get automated alerts when temperatures are set to drop below freezing or when flurries or a storm are on the way. Our winter crews work 24/7, so we can move as soon as conditions change.
Yes, that’s our focus. We clear strata driveways, parkade ramps and walkways, plus retail, office, industrial and institutional lots. We also handle the public sidewalks the bylaws make you responsible for.
Yes. Signed-up properties are serviced first, in a set route order that we rotate so it stays fair. If you call in the middle of a storm, we’ll still help, but new calls go to the end of the line.
At the start of the season. It puts your property on our route and gives us time to learn it, which makes salting far more effective at preventing snow and ice buildup.
When the property is complex, yes. For example, if you want snow piled in certain areas or the site needs a lot of handwork or logistics. Simpler sites can be quoted from the address and a few details.
Usually the same day. Call or send us your address and property details, and we’ll send an estimate based on our rate sheet.
Plow trucks, graders, loaders, backhoes, Bobcats, ATVs with plows, salt trucks of all sizes, snowblowers and hand crews. We use rock salt on lots and drive aisles, and a pet-friendly de-icer on concrete.
